Maintenance Technician Job
Summary:
The Maintenance Superintendent position is an on-site position at a condominium community and requires customer service competencies with maintenance expertise and hands-on capabilities.
The Superintendent provides leadership and guidance to ensure the maintenance standards are achieved and sustained in the community.
Also, the Superintendent oversees maintenance operations and obtains the best value for its maintenance and capital expenditures while tracking budget expenses.
Primary responsibilities include:
Perform hands-on maintenance including paiting, light carpentry, grounds maintenance, pool operations Oversee outside sub-contractors Ensure maintenance functions are completed to standards.
Functions include but are not limited to:
curb appeal, building interior, and exterior, building system reviews, preventative maintenance scheduling, maintenance site logs, seasonal maintenance to include snow removal, tracking FOB entry keys for residents, common area security Oversee the timely completion of work orders, review building inspections, and perform maintenance audits.
Ensure site is prepared to handle emergencies.
Coordinate maintenance response and efforts in emergency situations on-site such as fires or floods, during and after normal business hours.
Great attitude of Customer Service Job Requirements:
Education - High School or equivalent plus applicable vocational or technical training Property Management/Condominium industry experience preferred Strong verbal communication skills Strong customer service skills Proven leadership and management skills Basic Computer Skills - Microsoft Office, Outlook, ability to learn work order software Ability to obtain CPO (company-paid training) Valid Drivers License and reliable transportation are required.
